Most people think that this is a sellers market and I tend to agree in certain price ranges. But there are homes in this market that are over priced and or in a location that makes it hard to sell. If you see homes selling all around you and yours is not you might be over priced.
No matter what you can sell a home if it is priced right. Some homes are in $300,000 areas that need to be priced differently because they are dated homes. Sellers tend to not want to admit that their property is not the most updated home in the area and hey it fits their needs.
Using Realtors to sell homes has a built in marketing system that gets home shown. Realtors show the homes and may have built in buyers that may be looking for that perfect home in your area. If your home is listed and not selling, it usually means bad marketing on the agents part (you would know that by how many people are looking at your home in most cases) or you are priced to high.
If your home has not been updated in 7-10 years you will probably not get the highest price for your home. If you have remodeled or at least updated your home in the past 5 years that will help to get a higher price. Kitchens, bathrooms, Paint and Flooring are some of the crucial areas that need updated.
