5 Home-Selling Tips Everyone Hears—and Should Ignore

There are a lot of times that I see people giving advice that really do not know what the market is doing and what is working. Let's face it are they in the business or have they sold more than 20 homes? For example had potential clients that were told that they should not buy a home until spring because there would be more homes listed. That is true in most cases, but there are also a lot more buyers looking for homes during the spring...so finding a home is any season is the best advice.
'You should always list your home in the spring'
"January is a great listing month," she points out. "People are back from the holidays and ready to start looking."
I personally sold a home in December 2017 two weeks before Christmas The home sold in 4 days. So selling you home today can be good in any season. Looking for homes or selling a home off season is sometimes best, just because of the lack of competition and your marketing reaches a lot more potential clients.
'You'll find your buyer at an open house'
"Open houses are exciting, akin to a debutante ball where your home makes its fresh-faced appearance to scads of suitors all at once. And that's fine, but don't expect this to be the venue where you find "the one" who makes an offer. While that can occur, open houses are more like parties, filled with swains who aren't ready to settle down, says Anita Clark, a real estate agent in Warner Robins, GA. Serious home buyers will more often request a private one-on-one showing instead."
Open houses are needed just to get people through and look at it and get the word out on the home. If the home is priced at market is will sell in today's market. Most Realtors do open houses to get more buyers in the area.
