1. Make sure you utilities are on and lights work. The more your home looks alive and brighter. Buyers like to know that the home is in good working order.
2. If you can't afford to update a home then get some bids from contractors and have that available to potential buyers. The more you know about the cost of rehabbing on a home the better. I recently sold a home in Chagrin Falls area that was a fixer upper. I had my contractors go in and give me bids. I posted those cost on my listing and priced the home based on the cost of the updates.
3. Get rid of all the clutter to make the home look more open. If you have outdated furniture than you might want to get rid of some of it. A lot of buyers watch HGTV and see the nice homes that are being shown are usually gorgeous.
4. Keep the lawn nice and manicured it the first thing that potential buyers see when they go to the home. It also makes the home look more updated. Mowing the lawn is not expensive and could make you more money for your home.
5. Paint the home if you can and if not get a quote. Remember you a can credit the buyer after closing your home or you can paint before you sell. Get an interior decorator to choose the colors, most paint companies have them on their staff and they usually do not cost much.
6. Make the home smell clean and make sure there are no odors like animal etc etc. People really judge homes by the smell and the better it is the better the potential buyers senses like it.
