This article comes from https://www.zillow.com/ by Jonathan Deesing. Counteroffers are key to getting a great deal. I recently put a counteroffer on a large deal and they did not except the counter offer right away. I explained to the selling agent that we could not go any higher on the price.
A few months went by and the sellers agent called me and we got the price we wanted for the property. The counteroffer worked, just not immediately and I got my buyers price for them.

This is very true and not letting the buyer or seller get emotional on the price is critical to getting an excepted counter offer. Negotiating is an art that can only be learned by doing a lot real estate contracts and be successful at them.
In today's market you have to know the values and the cost of doing repairs in order to sell or buy at the best price. For example if the home is dated and needs work understanding the cost can save you money. We purchased a home in Pepper Pike that needed work and I had the detailed quote on the cost to update the home.
The sellers agent and I negotiated the best deal for both the buyer and seller. Now that home is being remodeled and should be back on the market this month.
Getting counteroffers excepted is part of a real estate agents job. If your agent does not know how to negotiate real estate contracts you will lose a great home. I have personally negotiated 100's of awesome deals for my clients and want to be your agent.
