The issue today is not just inventory, some of the homes on the market are dated and needs work. I had a client out looking at luxury homes that needed a lot of work and they where priced at market price. We went into a home that was priced at $500,000+ and it needed over $100,000 in rehab. The issue was the home was already at market price and had no room for improvements that were needed.
If your in a market for a home that is under $350,000 you have to move fast if you like the home. Had clients that I was taking out and the homes they where looking at was in a very hot market and under $350,000. The homes where updated and did not need updating. We looked at a few and they put lower offers on the homes and did not get them. Finally I found a home that fit their needs that had a difficult seller to say the least. I helped them work through some issues and they got their dream home. I also personally set up my crew to do the interior painting and flooring that they wanted, Today they are very happy homeowners.
When your looking at any home you have to be ready to write a contract if you like the home. I am meeting some clients tonight in at a home that they really like and will be making an offer on. They need to look at it one more time. They have all their financing ready to go also.
