Getting the edge in Real-Estate is not easy. Sure there’s all the technology tools to pretty much see a ton of homes. But what’s there after that?

Homes have to be looked at checked and understand the repairs in rehab that may need to be done. After 33 years doing real estate have seen just about everything. You also need to know the neighborhood and what the values are in it. 

When you’re buying a home for my realtor can almost always be assured that the process and do diligence will be done correctly.

There are a lot of wholesale deals out there that are not done by real estate agents. I have seen many of them and a lot of them are just not good deals because of full disclosure on repairs not reported.

For some reason or another some home buyers think that they can  get a better deal if it is off market And not listed on the MLS. Nothing could be further from the truth. Do you want a real estate agent involved in every transaction to be sure that all the checks and balances are being done. In almost all cases you do, because you will spend less money to do it that way because you will know what type of property you were getting into. Real estate can be a great thing or a big hassle. 

I have personally saved clients millions of dollars by not buying wholesale deals that look good on paper. You have to do a lot of research in order to know what it probably is worth and why it’s worth. Then you also need to know the repairs and the cost of them. 

Real-Estate can be your biggest investment of your life. You have to understand what type of property you’re getting into and what to expect from the property when you you’re living in it or you’re investing. I see a lot of investors and home buyers to go with the best thing that looks good on paper and sometimes it can cost a lot of money.

When you’re searching for any type of real estate get a realtor First of all just because they’re trained and educated on all the ins and outs of homes (especially full disclosure from the seller).
