Today's real estate market is all together different than it was before. Selling a home can be easier or harder and leasing a home can be the same.
We have a home in Lyndhurst that is not on the market yet, but a two sisters called me and needed that type of home to live in. So I decided to show them the almost finished home. They loved it and it fit their needs and wants for a home, they are filling out the application today and plan to move in on September 1st. We are also getting the top rent in the area for the home.
Real Estate is a floating market and there are always great deals to be had. As a Realtor I look at all my deals and understand the cost of almost all items in a home. That is with a purchase of a home to live or invest in.
The key is getting a Realtor that understands the areas and knows what values are both selling and leasing.
My dad purchased a home in the Bay Village area about 4 years ago. The place was listed as a 1 bedroom 1 bath. It was 1450 sf in size, so I decided to go and investigate the home. It was actually a 2 bedroom 2 bath with a great lake view. Today that home has increased over $100,000 in value and he could BnB it and make a fortune if he wanted too. Bad listing agent, but a great deal for my client (dad).
When you are leasing a property understand the rents and what the area brings. I have noticed some listings for leases that where cheaper than the area brings. Usually that is not in the owners best interest, and makes leasing very easy for whoever is leasing the home. Just like a home that is priced below the market usually sales very fast, so do rents that are below the market they rent quickly.
Purchasing and leasing a home takes a system that has both the resume and tools to get the job done. Buying a home or selling a home requires a lot of the same tools.
