Real estate is a fluid moving business that has new properties coming on the market daily. Realtors have that information first hand almost always on new homes before anyone else. You need an agent that is a full time agent and looks at the new deals daily. We also have coming soon so that we know homes before they hit the market.
This article shows a lot of ways you can spend your time looking yourself or you can make it easy get a seasoned agent that works in your local market. I personally have several buyers I get properties for every month and they need real estate. I look at the MLS daily and see the new homes and coming soon homes. I also look at reduced priced homes that might fit their needs.
I also meet with local wholesalers to see what they have to sell. I only meet with credible wholesalers and will only close homes through Title companies. I personally go through the homes and see what condition they are in and what needs to be repaired. I get the appox cost and get the information to my client.
We also get our own listings. I have a clients that look at all my listings before they are listed. They sometimes buy these homes before we get them listed!
The crowds look at Zillow and other real estate related sites. It is usually too late when you see them on these sites. The other issue is updating these sites with fresh new homes takes days usually, Realtors almost always have them 1-2 days before real estate sites do. They also can not calculate the homes value well at all.
Lastly there are a lot of long days on market homes that need to be sold. I just purchased a home for a client at a significant discount this month. You need an agent that will write and negotiate those types of offers.
