Dealing with other parties in a Real Estate transaction very IMPORTANT



Anytime your purchasing a home you have other people involved in the transaction. You need to know what their strengths and weakness is. 

Probably the most important factor in any transaction is making sure the buyer can close. You can negotiate the price all you want, but the home needs to get closed, and that takes money. Anytime I take on a buyer out to look at homes,  I make sure that their financing is in order. That way we can choose the properly priced home for their budget. Showing homes that are over the budget just is not a good thing. 

Being in constant contact with the lender and understanding their needs and paperwork is very important. Mario at Ruoff Mortgage does that for me in spades. When a client is approved for a loan then they are finished and I have total confidence that the loan will be closed. 

Having the sellers move out after the home is closed also needs to be coordinated and followed up with until completion. I recently had a closing that I personally went by the night before the sellers moved. Just wanted to make sure my client was going to be able to get in their home the next day and the sellers where ok.

Mortgage companies play a huge roll in every transaction that is not cash, and you need to ensure that the buyer is willing and able to close. The follow up during a transaction is very crucial to keeping the closing date and not being late. When a buyer uses a Mortgage company I do not know I will followup a lot more than usual. Last closing I had to followup and the Home closed 1 day late. 

Inspections and Repairs must also be done on every transaction. Basically you need to ensure repairs are finished and completed. Some of the repairs need permits and city inspections, that can take time. Getting that done early is crucial to making all parties involved comfortable with the repairs.
