Getting the higher prices and higher rents requires certain updates

When your looking at adding value to any property you need to understand what is needed and what it will cost. I am consistently consulting clients about what is needed and the cost for updating and what is not. 

Our last 5 income properties have rented for over what Zillow estimates. Why is that? It is because we understand what tenants are looking for and what updates needed in the home to get top rents. For example we have an interior decorator that keeps us updated in the colors that are the most popular in today's market. 

We just staged a home in Pepper Pike so that the potential buyers can understand the layout and it also helps understand the size of a home.  It is important to understand what furniture looks like in a rehabbed home. 

When your doing the rehabs you also need a work force that you use and save money. As a contractor I have many vendors and purchasing power through my clients purchases. I pass those savings on to my clients and that really helps their bottom line.

Closing a luxury home this month that my client needed assistance on laying out their furniture in the new home.  I have two vendors I use and they assisted my client by meeting them at the home. They also went their present home and assisted getting the measurements of the furniture they where moving to their new home.
