Getting more for your money with Professional Realtors

I am consistently amazed at the trends and virtual real estate online that assist people in buying and selling homes. That has really helped the consumer to see all the options they have in finding their dream home. Those ways are great for finding and maybe buying a home, but there is so much more to it.

Every home needs an inspection by a licensed technician. After the inspection you need to get some things repaired and need to negotiate. For example I am closing on a home next week that had an old HVAC system in the home that worked fine. The problem was it was old. I called the agent and worked a deal that would get my clients a new HVAC system installed. The inspection showed it worked well, but it needed replaced.

You also have to insure that the title company and the fees are correct. Do you need wiring insurance? There are so many fees buyers and sellers may not understand them. Last night I went over the HUD with a client for over an hour. My clients needed to understand what they where paying for.

Getting a home closed can be different every time. Had a bank that pushed back a closing date by two days and it was going to make it difficult to close the home. I immediately got on the phone and called the lender and explained the issue that they where causing. After 4 hours they decided they could close the on time. My clients did not have deal with it I did.

When buying or selling a home buyers and sellers have to share information. For example there codes that need to be disclosed to the new buyer.   Services they may use to maintain the current home. It does not always go well when you do not use a Realtor to handle those issues. The buyer or seller could say something that may effect the sale and upset one of the parties. Real Estate is a emotional situation and can be very stressful.
