Finding real estate can be done the usual way, talk to your client and see what the need is and fill it. The MLS is a great way to find great deals that are not in plain site. I have always looked at homes and see the ones everyone calls hot deals.
The best way to get a hot deal is look at some properties that maybe no one else is. For example we recently took on a listing that was not a hot area. The price point was a bit lower, but within a week we received 3 offers, one over asking. I could call that a nice surprise, and I will investigate that area for some future purchases,
When you are purchasing a home or an investment property you need an agent that understands both markets and knows values of the areas. For example I currently have some off market deals that I personally own. One of those deals are sold and the other I should have a deal today on. The key is knowing the property and why someone should buy it.
We just put a nice property under contract that needs a little updating. The home almost $45k equity position. It needs $8,000 worth of work. This property was over priced, I called the agent and we worked on a contract to get the property. After negotiating a bit we got a great price for the home. The buyer bids on many homes and we get a few on them.
Having a real estate agent that knows how to find that unique property takes an agent that purchases both Investment and Homes for buyers. Both markets give buyers a huge advantage on getting those unique deals.
