What some people do not understand is there is an art to rehabbing. Cost can vary as much as your mind can think. For example one of my clients had a contractor that did not complete a rehab and they could not get that company back after they paid them. What can you do then? These kind of rehabbing crews exist.
We took over the project and are finishing it. I keep a close eye on the contractors and make sure they are moving along at a timely pace. I also make sure that the permits are being pulled. Our contractors also are meeting the clients budget and time table.
When your thinking about buying or selling a home you need to understand the cost of the project and how long that may take. Buying a home that needs work is very difficult by yourself. It's like playing a game you have never played and there are no written rules for that game. Plans, Permits and vendors all have to be lined up to make sure a rehab goes as smooth as possible.

When your looking for a Realtor, look at their body of work and how many homes they have finished. I was talking to an agent yesterday that had done 38 homes her first year, that's fantastic! She is building a nice resume.
I have personally done 1000+ homes and rehabbed as many, and there is an art to doing it. Where you buy your materials and what you pay for labor can make all the difference in the world.
