"There’s a reason nearly 90% of sellers use a listing agent: Selling a home takes time, knowledge of neighborhood trends, and negotiating skills. So while eliminating the agent’s commission—6% of the sale price, on average—sounds mighty tempting, try to resist."
When you are selling a home you need to have an agent that can know the benefits of your home. That means what is worth and why it is worth the list price. Homes and neighborhoods have different values and reasons why people want to live there. Your agent needs to be able to put all the information together and get it out to potential buyers and agents that sell in that neighborhood.
"A good agent also will market your home aggressively. That means recommending staging techniques to make the place look great, maximizing the listing with professional-quality photographs, and showing the house to prospective buyers. Most important, the agent will vet potential buyers so you can deal only with serious prospects."
A good agent keeps you protected in both buying and selling a home. For example I had some clients that sold their home. The home was vacant and the buyers wanted to move some stuff in the home before the home closed. How would you handle that??? Is the buyer qualified to purchase the home? What do you do in inspections? Good Realtors can handle all those issues.
There are many items that a good agent deals with through the course of home buy or sale and they save their clients hours of work and they also save them money in most cases. Using and experienced Realtor makes your real estate better.
