I have many different stories of properties that I personally know where purchased without a Realtor. One I looked at recently a client wanted me to do the construction. Me and Lori went there one night and went through the home and realized there was too much work. When we walked out of the home Police showed up and questioned us why we where there.
As I was chatting with the Police they said the city did not like that home. I instructed the client not to buy the home and to pass on it. They bought it anyway, and found out why I did not want them to purchase the home.
The city has condemned it and made then shut done construction. This home could cost that client $50,000-$100,0000 because they did not listen to a Licensed Real Estate agent with 39 years experience.
Zillow is a huge company and will struggle with the timelines and construction cost on flipping homes. It is really an art and if your do not have a seasoned Realtor that understands the process it will be a problem.
I am currently helping another client that purchased homes without a Realtor. The contractor took all the rehab money and never finished the properties. It is costing that client a huge amount of money to finish the homes.
Real Estate agents that have been in the business for many years are priceless to your success. When I see a home I can almost always give my clients a good idea of the value and what updating should cost. Over 1000+ homes and counting. Listen to some of the tenants and their thought in rehabbing.
That is what I personally want to see when we finish a home for a client. Here is a home we just finished for another client that could not get their contractor to finish. below is that home.
Be careful with technology when it comes to real estate. Zillow estimates are almost always wrong and they are not audited for accurate numbers. Realtors have the MLS which is audited and we are accountable for accurate information. We go through classes every few years to keep our license, it's serious stuff.
When your making what will probably be the biggest investment of your life, get a seasoned Realtor that understands Real Estate and all the details that go along with it.
