Just last night I was at a rental that I had listed in Wickliffe Ohio. I basically market a property almost daily and have 1 night that we stage an open house 5-6 pm. We had 6 different people come through and 2 have already applied for applications. One particular potential tenant actually gave me an outline of their family and likes and dislikes. I have never seen that before, but it was awesome! That's how we get top rents
We are writing offers today for clients that need a lot of homes and it is my job to pick through them and find the cream of the crop. I have to quote the rehab and project the rent for the homes. Each one also gets a full CMA report so the clients can see the actual value of the homes.
Then comes the work getting the home rehabbed, Videoed, before and after pictures and leasing the property for projected rents.

A lot of times my clients are out of the country and need pictures and videos to view the progress of their homes. That keeps them informed and they know what is happening with their property. That lets them sleep at night because they know things are getting done.
Just this morning we Leased a property for a large portfolio we purchased for our clients over the last 12 months. That makes their vacancy rate 0% all their 50+ properties are rented. We starting setting up their portfolio February of last year and they have made very consistent income on our purchases.
