After 34 years in real estate I know how real estate can be a hassle for investors and or buyers. There is a lot to buying a home and you need a professional that understands all the hassles that can come up when your buying, selling or leasing a property.
I recently had a home that was approved, and ready to close inspected and appraised to close. The buyer ( I was the sellers agent) did not make their monthly car payment because of a insurance problem. The buyers agent sent over that they would have to cancel the deal. I read the email while landing in Phoenix Az.
I digested the email and thought of a way we might save the deal. I called my lender and ask them if they had any ideas? He mentioned the husband might qualify and since the wife was on the original paperwork, maybe the husband could qualify. I called the agent and she got the buyer and my lender together.
Long story short the buyer may qualify and we have it in underwriting, hopefully taking care of the hassle of finding another buyer. In the meantime we do have other buyers that are very interested and we are working on a backup offer.
Leasing homes you need to do background and credit checks before approving anyone for a home. Last week a nice family I showed a home to decided that they wanted to lease the home. After they filled out the credit app an eviction popped up on their credit.
I called the potential client and ask about the 3 year old eviction. They explained that they had co signed on a lease for their mother and did not know of the eviction. They are currently getting a letter from the previous Landlord and Mother on the eviction. If it checks out they are going to be great tenants. Also the home will be leased quickly.
