Buying any property you need to know what you are getting into. To many times I see investors buy a property and not really know what they are getting into.
For example an investor purchased a property form a private individual and they did not have a city inspection which was not done. After the contractor finished the home the city had a rental inspection that came up with more repairs.
Contractors and Buyers have to have a budget that they know before buying a property. That keeps everyone on the same page and gets the property healthy and making income.
When a property is purchased the an agent there are both disclosures and city information. We put a home under contract in a city that need a dye test before you close it. If the dye test fails you have to add a new drain line from the street to the home. That cost a lot of money and needs to be done before you close a property there.
I was in a home we had under contract and the property was said to be in good condition. After the private inspection and gong through the property we noticed there was a bad basement wall. That would have been $8,000 to replace or more. The owner hide the defect, but as professionals we looked at the home and got it inspected.
You do not want to have any surprises when your purchasing an investment property that is going to cost a lot of money and time. Nothing is ever perfect, but getting a professional realtor that understands investment real estate saves you money.
Real Estate agents can also get more information on a property through the owner and listing agent. Information is always good to get and it may give you advantages when leasing or selling a property.
Real Estate Agents also have a lot of tools to find the real estate you desire. Websites, Search apps and other tools. Agents get new real estate on a daily basis for their investors to look at. There is no better way to purchase than through the MLS.
