Understanding the different Real Estate Markets

Real Estate today is very different than it was in 2008, it is a cross between a mostly sellers market and a buyers market. It's all in the numbers and understanding the different markets and how you should price them.

Today's investment real estate buyers are looking for different types of vehicles to collect their income from. We personally look at homes and some dupex's, we specialize in these types of properties and buy them all over Cleveland.

For example we like Willowick Ohio because it has few rentals it's in high demand for rentals. This area is also good if you want to sell your home in the near future (2-3 years). You have to pay up a little for these types of homes, but the area is grade A and your tenants will be professionals.

Brooklyn Ohio I noticed has many many rentals and to me that is not a good thing. When you have that many open rentals, you have a lot of competition for tenants. This usually means longer days on market and bigger turn around on tenants.  That means that the property will create less income than in more desirable areas.

In some cities you have a sellers market, meaning the market benefits the seller in a lot of cases. That also helps the area grow in equity and benefits a buyer in the long run. The issue is getting a good deal and creating some equity in the deal for your client. As an investor you want to be in these markets.

I stay away form a buyers market in some cities. That shows you in a good market they are not doing well, imagine a bad market. The homes will usually do much worse and that is bad news for both selling the property and keeping it leased a good rental rates.

We look for the harder to find sellers market areas and get our clients very nice deals. We have a full time construction crew to benefit our clients with good construction prices for rehab. We also have a leasing system that is second to known!

We team up with a great property manager to keep the property performing for the life of the home.
