We have seen a lot of investors that have purchased income real estate that was not a great purchase. Doing over 1000+ properties in the last 20 years I have seen good real estate and bad real estate. My experience helps my clients buy the best real estate available in today's real estate market.

How do you know a property is good for your needs? How do you know how much work needs to be done and how much it should cost? Is your property management really all that good? When you are leasing a property how can you know what the rent per month should be?

There are so many more questions that need to be answered before you make a decision on a property. I just had a client that took me to a home that he had under contract. We went through the home and a lot of details in rehab was not mentioned in the sellers quote. Basically he would have been better off buying a home at retail price that already had everything done.

As an investor you want both income and equity or it is in most cases not a great deal for you. Purchasing nice real estate that has both equity and income takes a little bit of knowledge on the investors part.
