I hear this a lot with the real estate market and how hot it is today and I know how to sale my home. I have noticed that sellers that do their own listings sometimes loss a lot of money and do not know how to look at deals. I want to give you a few examples that I have seen in my deals that would have cost the seller more money.
When you are considering offers you always need to look at the financing and understand it. FHA and Conventional financing and even cash have different cost and one even has an separate inspection that may cause more work to be done on the home.
Another consideration is negotiating a offer, what is the maxim they can get for the home. I had a home that received many offers. I instructed the agents that we had multiple offers. We went with a offer that was less than some of the others. We did that because the closing was sooner and the cost of the financing was less for my seller. The net proceeds where better on the offer for less money than the other contracts that had higher offers.......
You also need to look at inspections what exactly should the seller do? Recently I saved my client $2000 on a repair because I talked to the agent and explained how we where not doing the repair and it really did not need to be done. They where fine with the answer and we did not have to do the repair.
As a Realtor I have massive marketing that goes out on my homes meaning that there are a lot more potential buyers looking at the my properties. As a Real Estate Agent I can know if a buyer is qualified to actually but the home. I see this a lot with For Sale by Owner, they are on the market for a long time because of it.
I had a seller want me to list their home for a certain price and it was just to high. I knew that it would never sale and it hasn't. Even though the seller thinks it is worth it doesn't mean it will sell for that. So the home will stay on the market and have less interested buyers because of it.
