You always hear the phrase you get what you pay for, in real estate commissions that is not always true. Being a Realtor for the last 21 years I have seen a lot of different ways to sell real estate. I wanted to go over why you may be paying to much money in commissions to sell your real estate.
There are differently priced homes in all markets and the high end real estate requires certain knowledge of the home and local area. When you get into the top 1% priced homes it requires a lot of different marketing to get the word out on a listing. Those type of homes sellers and buyers keep their needs close to the chest so to speak. So these are not the type of homes you probably want to sell with a discount type listing.
What type of homes can benefit from Discount listings? I do not know about all discount listing packages and what they include so I will be talking about my discount listing package and how it may benefit your needs.
Take cities like Strongsville, Parma, Lakewood, Berea, Solon and many other places like them in the Cleveland Metro area will benefit from my discounted listing package.
With the inventory so low and so many home buyers searching for a home, it is very probable that a property will sell and sell quickly if priced correctly.
The key is getting the property seen and marketed correctly. That will be the key to selling the property for top price and as soon as it can be sold. This gets more potential buyers eyes on the property also.
I know you heard all this before and you don't buy that there is not a difference. I have sold my last 4 properties at asking price. $389,900, $293,115, $263,500 (over ask price, and $110,000. That is because my discount listing works.
