Buying, Selling, and Leasing the 100's and 100's of homes that I have done over the past years has given a great prospective on how and how not to do real estate.
Last night I met a realtor for an investment property, they where with their client. He helped them understand a lot of things about owning a rental property and also what was needed and what was not. Without that agent they would not have understood all their options.
There are a lot of courses out that cost literally tens of thousands of dollars that say they can teach you how to become an expert in knowing the right real estate.
There are real estate sites that people look at like on Zillow and think that all the data is accurate. The fact that Zillow is never audited like the MLS who knows if the numbers are right. You also need a trained eye to look at what a property is really worth. Zestimates just do not do that.
There are also people who sell their properties themselves that do not have the marketing to get the maximum potential buyers looking at their property. Showing, getting the contract, financing and inspections also takes a trained eye. The more buyers that want the property the better the price.
Imagine going to court with a do it yourself book.....that would be crazy. That is why a Realtor is good to have when you are doing anything in real estate.
Even when your doing property management you need to make sure that the company you are using is licensed with the state and has E/O insurance. If they are not registered with the state you don't want to do business with them. You need their resume to prove they are good at what they do!
When your dealing with a seasoned Realtor, you are really saving time, money and effort doing it. I have personally saved a ton of deals and money, just because I have knowledge and understand almost all the issues. Solving those issues is critical in all cases.
