When you're selling a property you always want to get the most money you can. This blog is about a home I just sold and why it sold for a record price in that neighborhood.
When I met my clients at a listing appointment, they had interviewed another agent to sell their property. The other agent had made a fancy book full of information no one would probably ever read. They also said that they could get $284,000 for their property.
I met with them and I pulled my Apple Mac pro out and looked at the current comps and activity in their neighborhood. There was a home that sold for $294,000 so I consulted them to list the property at $299,900. I looked at the market and my experience in pricing increases.
The sellers really did not think we would get that price. The key to all of it was that there were no other homes for sale in that neighborhood, their home was all that would be for sale in the neighborhood. I recognized that we have a hot real estate market and we might be able to get that price base on the new comp.
We added the home to the MLS and I set off all my marketing, setting up a website and posting the property to 100's of websites. Getting the word out to a ton of potential home buyers for that area.
We had two offers the 2nd day for $299,900. I interviewed both agents and their great offers. I called my mortgage guy to look at the financing (I haven't seen one loan type before) and he let me know it was a good way to go. The key to loans is what the seller may have to pay and the inspections that will be involved in the transaction.
We accepted the offer and the property closed on July 30th 2021 for $299,900. There were no seller concessions and my clients were happy and shocked! I also saved them $5500 in commissions selling the property with my Premium Flat Fee Listing System.
I basically looked at the current market and used my years of experience to make my clients another $16,000 on the sale of their home.
Real Estate is usually the biggest asset for most families and making sure that each home is sold for a maximum amount is important to their bank accounts.
