Real Estate Construction can seem easy until you do it, and keeping it on budget is a whole other issue. 

Doing the 100's and 100's of homes from start to finish Helping clients with their construction needs I can tell you it is the hardest part of investment real estate. Keeping the construction on budget and doing what is needed to get top rents is super crucial to have happen.

Checking the Plumbing, Electrical,Roof and Foundation is always the Ultimate most expensive repairs  for every home. 

The property also has to have some WOW factor to it and look nice. Investors sometimes fall off the wagon and think that if a home was remodeled a few years ago it should be fine. That is not always true and properties that are lived in look like they have been lived in in most cases.

When you go into a freshly painted home it has a soothing smell that puts potential tenants in a good mode. That also helps get the top rents for any particular area. 

I was looking at a building yesterday that the investor just did not do the work and upkeep needed to get top rents. The updates were probably costing $100-$200 month rent per unit. The property was in an excellent location. 

The key to success is keeping your real estate looking top notch and getting the best, most qualified tenants paying the top rent. 

That is the key to having success in Investment Real Estate is knowing what needs to be done to keep each property producing at the top rates.
