Being a Realtor for the last 21 years and being with 10 brokerages over that 21 years I have seen about every type of brokerage format.
I was speaking to an agent a few weeks ago that worked for a small firm that took 20% of all their commissions. That will add up o a ton of money after a while.
With another brokerage you can become an Icon and get your money paid back as stock. You can cash it all in after 3 years if you stay. The Icon status creates a lot of stress and you have to do a lot of deals. After you cap you will need approx 27 more transactions in your calendar year.
Then you have your 100% type real estate brokerages which I have worked for a few that just take transaction fees per deal. You save a ton in commissions back to the broker. The issue sometimes is what type of support and marketing do you get from that brokerage.
After all those brokerages I found Fathom Realty which to me is the best way for any real estate agent to go. Fathom's cap is $450 on your first 12 deals and $99 after that per transaction. That saves me $10,600 on my cap from my previous company.
They also give you stock on each transaction you do. That's right Fathom Realty is on the Nasdaq stock exchange and has 7,000+ agents in 30 states.
Fathom Realty has technology that is second to no brokerage. I can say that because I have been with 10 different brokerages. Fathom truly has great technology and support that will help any Realtor grow their business. Paying the $5400 in broker fees a year (12 deals) I get software and support that would cost me far more than $5400.
So when you add it all up I think that Fathom Brokerage could be a Realtors best bet. If you want to purchase stock in other companies then do it with the money you save in commission splits with brokers without all the stress.
