A lot of future Realtors think that getting their license is hard to do. That is the easiest part of being a Realtor. The hardest part is learning how to be a Realtor is learning how to do business and how to use your abilities to open up services. There are a lot of agents in the field that I am sure would agree.
The first thing I personally did in 2000 when I got my real estate license was to learn all the different aspects of the types of real estate that are out there. There is Residential, Muti-Plex, Investment Real Estate, Leasing, Selling and Buying. How was I going to figure all that out and the best way to create business with all the types of real estate?

Picking the right brokerage can make you a lot of money. For example, a large brokerage took $65,000 of my commissions in Ohio. My new brokerage today only takes $5,000, that is a $60,000 raise.
Every way to make money being a Realtor is important and most are not taught in Realtor classes and or brokerages.
