Some homes are easier to sell than others. The home above was purchased for a rental. After they were done leasing the property they wanted to invest in another type of property.
So they called me and I listed the property in University Heights to sell. The property was under contract in 4 days. The issue was going to be getting the city inspection and seeing what they wanted done.
In some cities in Cleveland Metro there is a point of sale which makes it difficult to get a property sold sometimes. These cities demand the seller make whatever repairs they deem needs to be done. It can cost a property owner a lot of unknown costs.
This inspection was no different; the city required a new driveway for the home. The cost was high and the seller did not want to hold up the sale of their property.
That is when I had to get to work to try and get the buyer to do the repairs at a cost. We negotiated the price and my seller was very happy with the results. We got the property closed and for almost full price.
It did take a lot of extra time but my clients always come first and I want to get the best net proceeds for each property I sell.
Remember when you are selling a property it is sometimes the biggest asset you have. The key in this market is knowing how to get the top price for it.
