I noticed an ad by one of the bigger producers in the Cleveland metro area. They mentioned that they had received over asking for their listings. The truth is if a home is in an area that is in high demand they will produce over asking prices in a lot of cases.
Example I recently sold 2 homes that were both sold at over asking and record prices. That was with my Premium Flat Fee Listing. I will go over the savings later in this blog.
When you see all the high dollar advertising from some agents to get your listing, They have to charge more money to pay for that advertising. Their overhead and overall cost to do business is much more than mine or many other Realtors.
When I started in 2000 I immediately started my own marketing company that cost me far less than other Realtors. My personal marketing company has matured over the years and grown to new types of marketing as it comes out. So look at the service and marketing you are getting with any Real Estate Agent and know their resume and body of work. In my case I have sold 100's of homes and saved clients TON OF MONEY.
On the 2 above properties I sold at record prices the clients saved $10,000 in commissions and made an extra $28,000 on their sale price (these properties were sold under $300,000). That is $38,000 more in my clients pockets and record prices on the sales price.
look at your cost and your Real Estate Agents resume to get the best fit for your real estate needs.
