I was listening to a podcast yesterday that was going over some new laws that the National Association of Realtors were looking to pass. They wanted certain disclosures to be made on commissions that were being paid out to the seller and buyers in each transaction.
The key issue in paying a commission is does the Realtor get their best and get you a successful transaction. Do they have a unique service for their areas?
I personally go to many properties for out of the area investors and take both pictures and videos for each home. I then give them comps, get the home inspected, rehabbed, and leased for top dollar for them.
During those 4-6 weeks each client gets an update video on their properties progress, It also helps them know exactly what has been done and not been done.
Creating value as a Realtor is crucial to their success. Being a Realtor I also have access to many tools that the general public does not. For example:
Multiple Listing Service
Great Lenders
Cash paying clients
Marketing
Knowledge
Many other agents that assist in finding homes
Inspectors
There are also a lot of fees Agents have to pay to keep their license active, we also have continued education we are required to take.
In the end getting a good Realtor can save you a lot of time and money. Realtors really do protect their clients and help make sure that all property disclosures are made. Wholesalers and By Owner sellers do not always do that.
Good Realtors are really worth their weight in gold. Personality I have saved my clients a ton of money on their real estate portfolios
