What I do different in Real Estate Investing and Business

 


When a tenant moves out of a home the property management calls me and alerts me that they need that ready and leased asap. Most properties are looked at in 2-3 days after the move out.

I go in and access the situation and take photos of the homes to send to the client. Just yesterday I looked at 2 properties that had been lived in for at least the last 2 years and the tenants had moved out. This gets their property back on the market ASAP and making money.

I also market the rentals just like a regular listing. The property is always listed in the Multiple Listing Service and all other real estate and social media sites. Most leases are done in 2 weeks or less and we get the top rents for any given area.

For example an area that we were getting $1100 a month in I got $1250 a month. The property management was shocked that I pushed the rent to that high and got it. It's all marketing and getting as many eyeballs on a property as possible.

I also watch rehab costs and make sure that my clients are not getting stiffed and the property is getting completed. Not only do I make sure the property is completed, the property management goes through the home and makes sure that they like it also. My clients get pics and videos through the process.

I also keep my clients updated through a weekly newsletter that helps them see some of the news and current events for my company,

In the end I really care about my clients and their assets. They know that by the way I take care of them and their income. 

There are a lot of investment venues you can go through but you need someone who actually cares for your property and income. I do.
