Daily tasks as an Investment Realtor for Success

 


Being a Realtor that creates equity and income is a lot more work than it may seem. Every day I get up I have to navigate many different hats during the day.

Finding a property and getting it for a good price is not easy in this day and time. With the lower inventory and the tight equity market I need to look daily at a lot of real estate to get a good property. I have purchased 100's and 100's of homes doing this since 2000.

Buying an Investment property manager and getting the rehab going is very important to my clients. How fast will it be done and when will it lease?  All my clients are out of state or international. To keep them updated I personally make fresh new videos every week to keep them updated until the property is completed.

Calling the contractors daily and meeting with them weekly takes a lot of effort and work on my part to ensure that is done. Contractors always need to be watched to keep them motivated to get completed.

As a Realtor/Contractor I also have to keep the property on budget and if anything is missed in a quote try not to charge the client extra. This is successful about 95% of the time.

We update spreadsheets almost daily and also need to get the construction money in and collected to pay the contractors is really a great benefit for my clients.

After completion I have to get the home leased for the agreed amount of rent that was expected by the client. I also need final pics and a virtual tour to market the property.

My marketing company goes into action getting the property posted on hundreds of sites and creating a large pool of interested potential tenants.

When a candidate is found to lease a property we have to run credit and background checks, verify income and call the previous landlord. This all takes a lot of feet on the ground to get completed.

When the tenant has been approved the property manager does a walk through in the property to ensure the tenant is good with the condition of the property.

After the tenant moves in the property, all the software systems need to be set up for the client to receive their rents. The software also needs to be set up for the tenant to pay rent easily through many different ways.

Then the property is completed and starts making great income and creating equity.

That is most of the items I deal with daily on real estate. Now I have to go save a deal on funds getting wired from Germany.
