I purchased this property for $120,000 and did $12,000 in rehab. The total was $132,000 which left me Approx $30,000 equity.

This is a solid area for both equity and income. This property was leased for $1400 a month in 10 days to a qualified tenant.

Let's look at the Approx numbers 

Rent $1400 Tax $222 Insurance $60 Property Management $125 Net $993 or $11,916 a year

This area provides a lot of quality tenants that stay in the homes. Our average is 21 months. 

That means that I can count on my property having consistent income and also after 12 months we will also probably get an increase on the rent.
