Investors always come into areas from other parts of the world and try to create a perfect investment property by themselves or third parties that Realtors give.
As the saying goes been there done that. Having my own rehab crews that have been with me 12-13 years I know that rehab can be a huge issue.
I go out weekly at least once to all the real estate that we are rehabbing and get videos and manage the budget. I also make sure everything gets done in a timely fashion.
I had a client that used another rehabber and he called me to see why it was not done? When I went to the property no work had been done and this client had already paid the contractor. It was already 3 months into the construction and the investor was out of money for that project.
Having a team of professionals that deal with all the aspects of a property through all the stages of getting it, rehabbing it, leasing it and managing it doesn't need to take a ton of time.
I have rehabbed more homes than I can count....approx 2000 (rehabs and tenants that move out homes) and I understand that budget and time can be an investors biggest enemy and asset.
Construction can KILL Real Estate profits if you are not with the very few professionals that have all these services under one umbrella.
