Being in property management for the last 24 years has taught me the in's and outs of a profitable real estate.
Keeping up with all the daily tasks and any repairs reasonable is crucial to the success of any property.
Higher rent requires more details in making sure the property can get the most money and the best tenant for it.
For example I was talking to an investor that has lower rent properties and is having tenant turnover issues.
The key there is getting the units looking fabulous and understanding the tenants. Everyone that leases a property needs to want to live there. It cannot be a place that someone feels that they have too.
When you look at a property like that the success rate goes through the ceiling. We have a 99.5% success rate in making money for our clients year after year.
Sure there are some issues but each client makes MONEY! That is the Key to all success and happiness in income real estate.
