Property management is an extension of your real estate business and needs to be a crucial part also, because it’s a life of your property.
Had a gentleman yesterday asked me what we did for the $125 we charge monthly for the flat fee service of the property management. I thought that was a great question.
What we do for the $125 as we collect the rent, set up the portal, deal with Tenant calls, keep portal, updated for owners and tenants, pay for assistants to keep everything updated, Year end reports, and there’s much more to the $125 that we do.
This gets our clients locked into the lower prices we have with our vendors. For example, Sherwin-Williams, some heating people in many other places that we pass on the savings to our clients.
We also have a home warranty that will assist you in your cost on any property. Not that we have a lot of problems but when we do have some maintance, it’s a $100 deductible and $525. per year. It allows us not to have to call you and covers pretty much everything-interior
We also have our own crews that handle all the repairs and maintenance.
