The other great success we’ve had is the fix up is very minimal when a tenant moves out. Most investors don’t calculate that but it is a big cost when you’re looking at real estate. We just had someone who moved out after 54 months of living there, and then in the rehab was under $5000. Think about that almost 5 years tenants lived there paid their rent on time and left the place in very good.
