The issue was it was their new home was not going to be done until February 2025. They had talked to several realtors who are on the fence about putting up for sale so early (Aug 2024) with that long for them to be able to move into their new house.
In fact, the husband was leery of putting on the market because he had been through a situation with another realtor that kept a home they were selling on the Market for over 100 days on the market.
As I was talking to them, I asked him what they thought they could list their property for? They’re estimate was around $325,000. I informed them that I thought we could get $359,900. Would they’d be happy with that price?
They of course, said yes, but again we’re leery about getting that price with the long move out time they needed. But what I noticed in that house was that was going to be the only property in that subdivision that was for sale people wanted to live in that subdivision.
After the initial meeting they told me that they would make a decision by Saturday that this was Wednesday. They called me Thursday and decided to list their property with me.
I had the property under contract in eight days. The realtor on the other side was fantastic. She really worked with me and we got a lease signed for them to stay in the house until February and sold the house for Full Price $359,900.
The property closed yesterday and the sellers could not be more excited. They have their money and they have a place to live until February 2025 when they move into their brand new house. Happy endings is what it is all about.
The buyers are getting lease money until they move in in February 2025 and they are also very excited.
These are the kind of deals I work with and do for my clients. It seems impossible sometimes is not if you have the right property in the right area at the right location.
