The Most Common Lies About Real Estate Investing


There are a lot of experts, coaches, and people that say a lot about how to buy real estate as an investment. There is a lot that is not known and is untrue. Let's look at a few. 

1. Had a great visit from a potential client that had looked at some real estate in the hood. There were boarded up homes and the neighborhood has no redeeming qualities at all. They thought that was the Cleveland real estate market.

They had been told by a wholesaler that the property was going to be around $100,000 to rehab and the cost of the building was less than the rehab. The wholesaler said after rehab the property would be worth $250,000. No comps and boarded up homes all around people were not really wanting to live there obviously. The one open making money was the wholesaler and Countactor. 

2. The other untruth is MultiPlex is the only way to go because you have more people paying rent? Is this true? 

According to the quality of the location and building. The older the building the more maintenance of that property. There are always costs of maintenance of this type of real estate. We manage some multiplexes in good areas but they are always needing something. 

For example, the water pressure in one building is low and it needs to be repaired.  The same building had a roof issue and toilet issue.

Tenants stay 12 months or less and rehab after the tenant can cost. That is what most experts never ever talk about. The after effects and management of real estate. What type of property management will you get in an area with boarded up properties? 

3. Investment Real Estate is easy if you go to my classes or take my coaching. If you do not have boots on the ground in any area I mean that living and doing real estate is going to be difficult.  

I have done 800+ properties in Cleveland Metro 100% of them were completed and 99.5% were successful. That is a resume you can go to the bank with,

4. The Big Lie to investors is how much the experts and their vendors are making off your dollar. I will share how I make profit: Seller Commission, and First month's rent. I do make little money in rehab($1,000-$2,000) by checking it weekly and updating my clients with Videos. 

To make sure there are no lies in your real estate investing check the experts, coaching, or seller for their resume and experience in the area you are looking to buy in.
